AREP Elevates Tenant Experience and Asset Value with New Sustainability Certification for Summit at Washingtonian
IREM Certified Sustainable Property status reinforces LEED Silver achievement, driving operational efficiency, cost savings, and workplace wellness
McLean, VA – September 18, 2025 – American Real Estate Partners (“AREP”), an institutional real estate fund manager and operating company, today announced that the Summit at Washingtonian, has earned the Institute of Real Estate Management (IREM) Certified Sustainable Property (CSP) designation. This milestone reinforces the property’s existing LEED Silver status and underscores AREP’s commitment to delivering exceptional tenant experiences while driving measurable environmental and operational gains.
Strategically located in the vibrant, mixed-use Washingtonian Center, just outside of Washington, D.C., the Class A office property offers the ideal blend of productivity and lifestyle. Tenants enjoy direct access to premium amenities including a fitness center, locker rooms, a café, and walkable connections to retail and dining favorites like Starbucks, Copper Canyon Grill, and Target.
The IREM CSP credential recognizes buildings that excel in efficient operations, resource conservation, and tenant engagement in sustainable practices. For Summit at Washingtonian, the certification reflects AREP’s portfolio-wide sustainability strategy—reducing operating costs, enhancing workplace wellness, and increasing long-term asset value. “Sustainability is not just a feature of our buildings: it’s a driver of value for our tenants, our investors, and our communities,” said Paul Schulman, Chief Operating Officer of AREP. “The IREM CSP certification validates our operational excellence at Summit, demonstrating that a high-performance building can deliver both environmental impact and exceptional tenant experiences. This accomplishment is a direct result of our team’s commitment and hard work in advancing Summit’s sustainability and wellness standards, ensuring we deliver on a workplace where our tenants, and the environment, can thrive.”
As part of the certification process, IREM and an independent consultant conducted a rigorous review of Summit’s energy and water conservation measures, operations and maintenance protocols, and ongoing tenant engagement programs.
Summit at Washingtonian stands out for its proven achievements in sustainability and efficiency. The property successfully reduced its water consumption by 10% over baseline through ongoing training for its engineering team and providing tenants with water management resources. It also achieved an ENERGY STAR score exceeding certification requirements, while the property management team implemented green and energy-aligned lease provisions and incorporated sustainability clauses in vendor contracts. The property has also undergone evaluations deeming it solar-ready, with 92% of area properties deemed solar-viable and large surface parking areas available for potential renewable energy installations.
“At Principal, sustainability is central to our asset stewardship and how we deliver long-term value to our clients and communities. The IREM Certified Sustainable Property designation at Summit at Washingtonian reinforces our commitment to advancing ESG goals across our portfolio,” said Troy Koerselman, Managing Director, Asset Management & Development, Principal Asset Management. “This achievement highlights how our partnership with AREP translates sustainability into tangible benefits: reducing environmental impact, improving tenant wellness, and strengthening long-term asset performance.” “With our office at Summit, we experience firsthand how thoughtful design and sustainable practices can enhance our workplace,” said Wendy Simpson, CMO at Pratum Companies, a tenant at AREP’s Summit at Washingtonian. “The property’s green certifications signal a real commitment to wellness and environmental responsibility, while the surrounding amenities make it a dynamic place for our team to work. Summit blends purpose, convenience, and quality in a way that elevates how we work.”
The Summit at Washingtonian is one of the majority of AREP’s properties that hold high-performance building certifications. Across its portfolio, AREP has secured LEED, Fitwel, WELL Health-Safety, or UL Healthy Building designations, reflecting the company's holistic approach to building health, connectivity, and sustainability.
